Hourigan Connolly have been instructed by CB Edinburgh Investment LLP to prepare a detailed planning application for commercial redevelopment at Grayfield House, 5 Bankhead Avenue, Edinburgh, EH11 4AE . This website is intended to provide some initial details of the proposals and invite people to comment.
THIS CONSULTATION IS NOW CLOSED
Background
The proposal to redevelop the existing office accommodation, is a joint venture between industrial developer Chancerygate and property fund Bridges Fund Management.
There is an undersupply of Grade A best-in-class industrial space in Edinburgh and the redevelopment of the site at Grayfield House will make a contribution to this. Subject to planning, the units will be offered on a sale or leasehold basis.
The site is situated within close proximity to Edinburgh’s motorway network, commuter links and airport, making it an ideal location for SME [small and medium-sized enterprises] occupiers, trade counters and last mile logistics operators.
Chancerygate is a major industrial developer with 22 sites ranging from Livingston in West Lothian to Bournemouth on the south coast of England. A brochure for the existing site at Livingston can be downloaded by clicking here.
We are undertaking a period of consultation on the draft commercial proposals that will run until 12 March 2021. When the planning application has been submitted, the City of Edinburgh Council will notify surrounding businesses and interests as part of their own consultation process. You will then have a further opportunity to submit comments on the proposals directly to the Council, however, we welcome your comments at this early stage.
Proposals
The planning application will be a detailed application for the demolition of all existing office buildings and structures and the erection of 16,462 sqm. of new buildings in the form of 24 units for Use Class 4(c) (Business), Class 5 (General Industrial) and Class 6 (Storage or Distribution) with access and servicing arrangements, car parking, landscaping and associated works.
